11. Observe System Operation
Indoor Air Handler Maintenance
12. Inspect Exterior for Leaks, Oil and Water Stains, Condition of Insulation. . etc.
13. Inspect Refrigerant Piping & Gas Lines (if applicable) for signs of leaks
14. Inspect Accessible Ductwork for Air Leaks and General Condition
15. Inspect Disconnect and Wiring
16. Tighten Electrical Connections/Fittings
17. Check/Test Fan Motor Relay, Test Voltage Drop Across Relay
18. Check Indoor Air Fan & Motor for Cleanliness – Clean Motor (If Applicable)
19. Check Belts and Adjust Tension (If Applicable)
20. Inspect Coil for General Condition & Oil Stains
21. Inspect/Clean Inlet Side of Coil
22. Inspect/Clean Condensate Pan
23. Inspect/Clean Condensate Piping for P-Trap and Vent
24. Inspect/Clean Overflow Condensate Pan
25. Clear Condensate Lines With Nitrogen
26. Test Condenser Fan Capacitor
27. Check Amp Draw of Indoor Air Fan

29. Inspect Condensing Unit Externally for Signs of Leaks, Damage to Cabinet. . etc.
30. Inspect Refrigerant Piping and Condenser Areas for Signs of Leaks
31. Inspect Disconnect and Wiring
32. Inspect/Tighten Condenser Electrical Connections/Fittings
33. Check/Test Main Contact Relay, Check for Voltage Drop Across Relay
34. Check/Test Defrost Control Board (If Applicable)
35. Clean Control Cabinet
36. Inspect/Test Electrical Safety Circuits
37. Inspect Condenser Fan Motor For Shaft Play, Fan Condition, Lubricate (If Applicable)
38. Test Fan Capacitor
39. Check Fan Motor Amp Draw
40. Inspect Compressor Electrical Terminals, Crank Case Heater
41. Test Compressor Run Capacitor
42. Test Compressor Star Capacitor and Potential Relay
43. Check Compressor Amp Draw
44. Check Refrigerant Pressures (If Applicable)
45. Insure All Service Ports are Capped and Tight
46. Insure All Service Valves are Capped and Tight
47. Inspect/Clean Condenser Coil With Water
48. Clean Debris From Inside Cabinet
49. Inspect/Repair Refrigerant Piping Insulation
